Our Story · REDEVExchange

REDEVExchange

The first commercial real estate listings platform built for everyone who builds. Vacant land, industrial, multifamily sites, infill residential, and adaptive reuse opportunities — with the data that actually matters for development underwriting.

The Market Has a Gap.

A developer at any stage — from their first deal to their fiftieth — building a mixed-use infill site in Northern Virginia, redeveloping a vacant warehouse in Baltimore, or assembling a mixed-use infill site in Florida — currently has three bad options.

Most CRE search tools were built for institutional buyers and brokers — with pricing, filters, and workflows designed for large portfolios and stabilized assets, not for developers underwriting a single site.

The "free" tier on most platforms is deliberately limited — contact info hidden, data thin, best listings reserved for paying subscribers. It's designed to funnel you into an upgrade, not to help you find a deal.

Broker relationships are the fallback — but they're slow, incomplete, and favor institutional buyers who close faster and at higher prices.

The result: developers of every size are systematically under-informed relative to institutional capital, and they pay for it in worse deals, missed opportunities, and time wasted chasing sites through phone calls and emails.

Built for the Developer
Underwriting One Deal at a Time.

REDEVExchange was built for the developer who needs to find the right site, run the numbers, check the zoning, and connect with the right people — without paying a subscription fee just to get started.

We charge developers nothing to search. Ever. Because access to deals and data shouldn't depend on the size of your budget.

Free to search. Always. The tools that matter, in one place, for the people building and rebuilding Main Street.

REDEVExchange exists to give every developer — regardless of size or budget — the deals, the data, and the tools to compete.

"The deal should be easier to find than the subscription to find the deal."
— The premise of REDEVExchange
The Precedent
Indeed disrupted job boards by making candidate search free and charging employers.

Zillow disrupted residential real estate by making listings free to buyers and charging agents.

REDEVExchange applies the same inversion to commercial development sites — free for buyers, monetized on the supply side.

What Developers Actually Need.

01
Developer-First Search
Filter by FAR, zoning class, lot size, Opportunity Zone status, TIF district, rail access, assemblage potential, and days on market. The filters that matter for a pro forma — not cap rate on a stabilized asset.

02
BUILD vs REDO
Two distinct modes for two distinct developer types. BUILD is for ground-up developers — industrial, warehouse, data centers, suburban sites. REDO is for adaptive reuse — office-to-residential, warehouse-to-loft, retail-to-mixed-use.
Unique in market
03
Live Census Demographics
1, 3, and 5-mile radius demographics pulled live from the U.S. Census Bureau API on every listing — population, median household income, density, labor force, renter rate, educational attainment. No subscription required.
Live data
04
Municipal Resources
Direct links to the county GIS, Municode zoning ordinance, county assessor, and the municipality's PD process — pre-populated for every listing. The 20 minutes of tab-switching every developer does, eliminated.
Tier 2 feature
05
Asset-Type Intelligence
Deep data layers for specific asset types — traffic counts from state DOT databases, zoning suitability by use, market supply analysis within 1/3/5 mile radii. Built to expand as new verticals are added.

06
Smart Listing Form
Sellers don't need to know everything. The submission form auto-fills FAR, height limits, setbacks, and permitted uses from a zoning lookup table. A live completeness score incentivizes thorough listings. Missing fields show "Contact Broker."

BUILD and REDO.

BUILD — Ground-Up Development

Ground-Up Development

Ground-up developers — building industrial, warehouse, multifamily, data centers, suburban mixed-use — need vacant land, cleared sites, and greenfield opportunities. They underwrite on FAR, utilities, zoning, and highway access.

Vacant land, industrial, mixed-use sites
FAR, lot size, zoning class filters
Traffic counts + highway access data
Asset-type market intelligence by submarket
OZ, TIF, Enterprise Zone flags
Assemblage potential + seller financing signals
REDO — Adaptive Reuse

Adaptive Reuse & Conversion

Developers converting office buildings to apartments, warehouses to lofts, retail to mixed-use — need a completely different search. Floor plates, structural condition, Historic Tax Credits, LIHTC eligibility, and conversion pathway matter far more than FAR.

Office → residential, warehouse → loft, retail → mixed-use
Floor plate size + stories filters
Historic Tax Credit (HTC) + LIHTC flags
485e abatement + Opportunity Zone stacking
Distressed / REO / vacant building filters
Year built + condition + building class

Verified Data Intelligence.

REDEVExchange aggregates, normalizes, and contextualizes data from multiple authoritative sources into a single developer-focused view. The intelligence layer is what makes a listing on REDEVExchange fundamentally different from a listing anywhere else.

Starting Where We Know.

Rather than trying to be national from day one, REDEVExchange launches in five markets where the founding team has the deepest knowledge and relationships — DC/MD/VA, Florida, Charlotte, Raleigh/Triangle, and Houston. These are high-growth, land-constrained markets with strong demand across industrial, multifamily, mixed-use, and infill residential development.

● Launching Now
DC / MD / VA
Washington DC · Maryland · Virginia
High transient population, military presence, government workers. Strong development pipeline, significant infill opportunity in suburban corridors.
Expanding 2026
Charlotte
Charlotte · Concord · Rock Hill
Top-10 infill market nationally. Heavy mixed-use and multifamily pipeline, active adaptive reuse of legacy industrial and office stock.
Expanding 2026
Raleigh / Triangle
Raleigh · Durham · Chapel Hill
Fastest-growing mid-market in the Southeast. University-driven adaptive reuse, strong infill residential demand, and an emerging creative industrial sector.
● Launching Now

Developers Pay Nothing. Ever.

The search experience is always free for buyers. Revenue comes from the supply side — from brokers and sellers who benefit from the qualified audience REDEVExchange builds.

Phase 1 — At Launch
Ecosystem Revenue
Lenders and partners pay to reach active builders at the moment they're underwriting deals. Brokers and developers never pay — pay per listing.
$99–$299 Lender & partner placement · Monthly
Phase 2 — As We Scale
Verified Broker Subscription
An optional light subscription for active brokers: verified badge, listing analytics (developer views, saves, contact clicks), bulk upload tools, and priority listing review. The search experience stays free for buyers regardless.
$99/mo Per broker · Analytics + priority tools · Optional
Phase 3 — Long Term
Data & Intelligence
As listing volume grows, REDEVExchange accumulates verified transaction data — closed deal comps, days-on-market by submarket, price-per-acre trends — that has standalone value to developers, lenders, and investors as a subscription product.

Why This, Why Now
The developer builds the city.
They shouldn't pay a tax
just to see what's available.

The dominant CRE platforms built billion-dollar businesses by restricting access to information that should be public. Small developers — the people who actually build the infill housing, the industrial facilities, the adaptive reuse projects that bring old buildings back to life — are the most underserved participants in commercial real estate. REDEVExchange is built for them.

Our Story
REDEVExchange · Annapolis, MD

REDEVExchange was built from firsthand experience. With over 30 years in commercial real estate finance and development — including site selection, due diligence, project management, and complex loan structuring — we built the platform we wished existed when underwriting deals.

We bring hands-on experience in site analysis, feasibility studies, zoning reviews, and lender relationships for commercial development initiatives across the Mid-Atlantic and Southeast — having guided multiple projects from site identification through construction financing.

Our dual background in CRE development and federal lending gives us rare perspective — understanding both what developers need to find deals and what lenders need to finance them. That intersection is exactly what REDEVExchange is built on.

We're Looking for Perspective.

REDEVExchange is actively seeking feedback from developers, brokers, and anyone who has searched for a development site and found tools that weren't built for them. Your perspective shapes what gets built next.
